Trane Poland Sp. z o.o., Hamelin Polska Sp. z o.o. and e-Xim IT S.A. are three new tenants at the Oxygen Park office complex on ul. Jutrzenki in Warsaw. All three companies began operations in the development owned by Golden Star Estate at the beginning of May this year, occupying a total of nearly 1,700 m2 of space. All of the leases are long-term.
Trane Poland Sp. z o.o. is a global leader in HVAC systems, services and solutions. The company provides heat management systems for industrial and commercial buildings worldwide, offering cooling and heating systems, as well as HVAC optimization and testing services. Trane has leased 727 m2 at Oxygen Park. The tenant was advised in the transaction by Coldwell Banker Commercial Nuvalu (formerly Nuvalu Polska).
The second company choosing Oxygen Park as its new home is Hamelin Polska Sp. z o.o., a leading international supplier of school and office supplies. The company’s portfolio includes well-known brands such as Oxford, Elba, Bantex, TOP 2000, and Unilux. Hamelin’s production facility in Poland is in Włocławek, while the new 573 m2 headquarters are now in the Warsaw office building owned by Golden Star Estate. Coldwell Banker Commercial Nuvalu (formerly Nuvalu Polska) supported Hamelin in selecting the space and negotiating the lease.
“Oxygen Park is an increasingly sought-after location among companies looking for modern and functional office space in Warsaw. We are pleased to have supported Trane Poland and Hamelin Polska in the process of selecting and negotiating their office space. Both companies had very specific expectations for the standard, layout, and availability of space, and Oxygen Park met all their needs. This confirms that a well-chosen location and a flexible approach from the landlord are key when making relocation decisions,” said Marcin Sochaczyński, Consultant at Coldwell Banker Commercial Nuvalu.
Another new tenant at Oxygen Park is e-Xim IT S.A., a company that supports businesses in digital transformation. e-Xim IT is a leading partner in Poland for ServiceNow, a global leader in business process automation and IT service management. e-Xim IT’s new office spans 395 m2. The company was represented in the negotiation process by Patron Brokers.
“I’m very pleased that the group of tenants at our Oxygen Park office complex has expanded to include three more renowned companies. I’m confident that the office environment we offer will be appreciated by our new tenants and their employees, and that it will have a positive impact on their work quality and long-term goals. Our development is not only a high-class office space, but also features a carefully designed green setting that our users value greatly. All of this makes Oxygen Park an excellent choice for companies seeking their place in Warsaw’s business district,” said Ewa Dragunajtys, Assiociate Director at Golden Star Estate.
