More office transactions at Warsaw’s Oxygen Park!

In November, ITPunkt — a provider of IT services and solutions for the B2B sector — joined the tenant roster at the Oxygen Park office complex in Warsaw. The company chose to arrange its new headquarters across 460 m2 of modern office space. Meanwhile, Paszkiewicz Firma Budowlana, already a tenant at Oxygen Park, decided to expand its leased area to 300 m2.

ITPunkt Sp. z o.o. delivers advanced IT services, offering clients support in areas such as IT management and outsourcing, project financing, audits and consulting, cybersecurity, as well as cloud solutions. The high quality of ITPunkt’s services is confirmed by international certificates awarded by leading hardware and software producers, including Dell, Microsoft, Cisco and VMware.

Founded in 2009 in Katowice, the company today employs a 100-person team and operates branches in four Polish cities. At Oxygen Park in Warsaw, ITPunkt has leased approx. 460 m2 of high-quality workspace. During the negotiation process, the tenant was advised by Mateusz Piotrowicz from the consultancy ShareSpace, whose support significantly contributed to the smooth progress of the negotiations. ShareSpace is a modern commercial real estate advisory agency specialising in tenant representation throughout all stages of workspace selection, negotiation and fit-out. During the negotiations, Golden Star Estate, the asset manager of the investment, was represented by Marta Gawęda, the company’s Leasing Manager.

The second lease concluded recently at Oxygen Park concerns an expansion by an existing tenant. Paszkiewicz Firma Budowlana Sp. z o.o., specialising in property construction as well as general refurbishment and fit-out works, has been associated with Oxygen Park since 2018. As part of its ongoing growth, the company decided to increase its office to 300 m2, relocating its headquarters to the second building within the complex.

“We are delighted to see Oxygen Park continue to attract companies looking for a modern, friendly and growth-oriented work environment. Welcoming ITPunkt to our tenant community and seeing Paszkiewicz Firma Budowlana expand are clear signals that the consistently developed quality and standards of the complex meet the real needs of the market,” said Marta Gawęda, Leasing Manager at Golden Star Group. “New lease agreements are always a source of great satisfaction and provide the best confirmation of a project’s competitiveness — in this case, Oxygen Park’s strength on the demanding Warsaw office market. Equally important is the trust shown by long-standing partners who choose to stay with us and grow their teams within our properties. It proves that effective management, relationship-building and the unique atmosphere of a place truly matter. Oxygen Park is a space that evolves together with its tenants, and we are proud to accompany them on this journey,” she added.

Oxygen Park is a modern office complex located directly on Aleje Jerozolimskie, within Warsaw’s business district (Jutrzenki 137A). The project comprises two six-storey buildings offering a total of over 18,000 m2 of leasable space.

In addition to top-quality office space, tenants at Oxygen Park have access to a green patio with a relaxation zone as well as the Gorąco Polecam café. The property also offers 162 underground parking spaces, bicycle racks and locker rooms with showers. The pro-environmental solutions used throughout the complex are confirmed by a BREEAM “Very Good” certification.

Thanks to its location along one of Warsaw’s key transport arteries, the complex is easily accessible from all parts of the city and the metropolitan area — by car and public transport, including the nearby WKD suburban rail line (“WKD Raków” station). The property is situated just 7 km from the Okęcie airport and the city centre. In the immediate vicinity there are shopping centres Reduta and Blue City as well as E.Leclerc and MAKRO supermarkets.

Apart from Paszkiewicz Firma Budowlana and ITPunkt, tenants at Oxygen Park also include companies such as Adara, Agfa, Certis Belchim, DiaSorin, ECO3, e-Xim, Eurotronic, Grupa Transportowa, Hamelin, LSI Software, Parker Hannifin, PHINIA, Sodexo, Nieruchomości Plus, Nowy Styl, Trane and Toshiba Global Commerce Solutions. The architectural design for Oxygen Park was created by the renowned studio JEMS Architekci.
