Oxygen Park, a modern office complex located directly on Aleje Jerozolimskie in Warsaw, continues to strengthen its position in the Polish capital’s market. Recently, the Golden Star Estate team leased a total of approximately 2,400 m² within the development, renewing agreements with three existing tenants and securing two new ones. The property is attracting strong interest from companies seeking both office and service space.
Among the companies launching their operations at Oxygen Park is Puerta, which has become the new operator of the SZAWA conference centre. The tenant has been provided with over 650 m² of high-quality space, divided into smaller training rooms and a conference area accommodating up to 200 people. Another new tenant is Vicziunai-Pol Spółka z o.o., part of the Vičiūnai Group – one of Europe’s largest producers of surimi and fish products – which has leased nearly 140 m² of office space.
Golden Star Estate has also renewed lease agreements with several existing tenants. These include Parker Hannifin, a global leader in motion and control technologies and a Fortune 250 company, which delivers its products and services to customers in 104 countries. Present in Poland since 1992, the company has operated its office at Oxygen Park since 2021, occupying over 750 m² of modern space. Another company continuing its operations within the complex is Diasorin Poland, the Polish branch of the Italian group and a leader in medical diagnostics for immunochemistry and molecular biology. Acting as a distributor of Diasorin S.p.A. products, the company occupies approximately 500 m² of high-quality office space. The real estate brokerage Nieruchomości Plus, specialising in advisory and sales of various types of properties in Warsaw and its surroundings, has also decided to extend its lease, maintaining its headquarters of nearly 300 m².
During the negotiation processes, the tenants were represented by Brookfield Partners, Cushman & Wakefield, DORE Consulting, and Immo Broker. On behalf of Golden Star Estate, the transactions with Parker Hannifin, Diasorin Poland, Nieruchomości Plus, and Vicziunai-Pol Spółka z o.o. were coordinated by Agnieszka Kawczyńska, Leasing Manager responsible for the commercialisation of the company’s office investments in Warsaw and Kraków.
“The recent period has been extremely intensive for Golden Star Estate. At Oxygen Park alone, we signed five agreements, welcoming two new companies to the complex and successfully renegotiating the presence of three of our existing tenants. Each such agreement confirms that Oxygen Park is a place where companies feel comfortable, grow their teams, and effectively pursue their business plans. It also demonstrates that despite its non-central location, slightly removed from Warsaw’s city centre, our investment remains competitive thanks to its numerous advantages and excellent management, continuing to attract new brands, which is of course very gratifying,” said Ewa Dragunajtys, Head of Asset Management at Golden Star Group. “I would like to take this opportunity to thank our tenants for their trust and my team for their commitment and effectiveness in ensuring the best possible conditions for all partners to conduct their diverse business activities. As demonstrated, a high-quality product combined with management focused on partnership and a friendly approach can deliver truly outstanding results,” she added.
Oxygen Park is a modern office complex located directly on Aleje Jerozolimskie in Warsaw’s business district (ul. Jutrzenki 137A). The project comprises two six-storey buildings offering a total leasable area of over 18,000 m².
In addition to top-quality office space, tenants at Oxygen Park benefit from a green patio with a relaxation zone and the Gorąco Polecam café. The development also provides 162 underground parking spaces, bicycle stands, and changing rooms with showers. The complex’s environmentally friendly solutions have been confirmed by a BREEAM certificate at the “Very Good” level.
Thanks to its location along one of Warsaw’s main arteries, the complex is easily accessible from all parts of the city and surrounding areas, both by car and public transport, including the WKD suburban railway, with close proximity to the “WKD Raków” station. The property is situated just 7 km from both Warsaw Chopin Airport and the city centre. Nearby amenities include the Reduta and Blue City shopping centres, as well as E.Leclerc and MAKRO supermarkets.
In addition to Puerta, Vicziunai-Pol Spółka z o.o., Parker Hannifin, Diasorin Poland, and Nieruchomości Plus, Oxygen Park’s tenant roster includes companies such as Adara, Agfa, Certis Belchim, ECO3, e-Xim, Eurotronic, Grupa Transportowa, Hamelin, IT Punkt, LSI Software, PHINIA, Nowy Styl, Trane, and Toshiba Global Commerce Solutions.
The architectural design of Oxygen Park was developed by the renowned JEMS Architekci studio. The investment was completed in 2013.
In November, ITPunkt — a provider of IT services and solutions for the B2B sector — joined the tenant roster at the Oxygen Park office complex in Warsaw.
